Around the Island This October ๐Ÿ‚

Hello ,

October has settled in, and I’m loving the crisp mornings, the colour along the trails, and the first carved pumpkins showing up on porches around the island. This edition takes you somewhere I’ve been spending a lot of time lately: Westhills in Langford. I walked the neighbourhood to show you what everyday life there really feels like, from the lake and the trails to a familiar local coffee spot.

You’ll also find a quick look at what’s shifting in the market this fall, the events worth marking on your calendar for the rest of the month, and a special list of Halloween happenings for the little ones (and the young at heart).

Grab a hot drink and settle in, there's a lot to catch up on.

Warm regards,
Jacqueline

Neighbourhood Spotlight: Westhills

Living in Westhills, Langford | Neighbourhood Tour

This month, I took a walk through Westhills in Langford. It’s one of those neighbourhoods that feels built around everyday life, with Langford Lake, a network of trails, and the YMCA-YWCA all within easy reach. I also stopped by Jordie Lunn Bike Park, which is a favourite for riders of every age, and it’s a fun one to watch even if you’re staying on the sidelines.

If you enjoyed the walk through Westhills above, here’s a way to call it home. This three bedroom townhome sits on one of the largest fenced yards in the Lunar Court community, with views across Sooke Hills Wilderness Regional Park to Mount Wells. Inside, you’ll find a bright, open main floor and a kitchen made for gathering, all within walking distance of local schools, the Westhills Y, and Langford Lake. It’s a rare chance to enjoy the ease of a townhome without giving up real outdoor space.

What I’m Hearing From Clients

September brought a noticeable shift to our local market. Sales slowed to 463 across Greater Victoria, down 16.4% from last September, while active listings climbed to 3,811. For the first time in years, buyers have more choice, more time to compare, and more room to negotiate, and I’m seeing conditions return to offers in a way we haven’t seen in a while.

For sellers, it means pricing well from day one and presenting your home at its best matter more than ever, because the first few weeks on market set the tone. The Bank of Canada makes its next rate announcement on October 28. If you’re wondering what this shift means for your plans, I’m always happy to talk it through.

Your Next Move, On Your Terms

Downsizing guide

If you’ve been thinking about downsizing in the new year, the quieter months ahead are a wonderful time to start planning. There’s no rush and no pressure. It’s simply a chance to look at your options, understand what your home is worth today, and think through the timing that works best for you. Many of the people I work with find that a few relaxed conversations over the winter make a spring move feel far less overwhelming.

The holidays often bring families together, and that can be a natural time to talk about what your next chapter might look like. Whether you’re curious about buying before you sell, finding a home that’s easier to care for, or staying close to the neighbourhood and community you love, I’m here to help you sort through it at your own pace. Having moved 26 times myself, I know how much a thoughtful plan can ease the stress of a big change.

Let’s Start the Conversation
